Paradise Destination Club
Resignation and Redemption

Glancing over the Paradise Destination Club offering, one might think they are the most established destination club ever conceived. Their property portfolio boasted nearly 2,000 residences and the club's frequently asked questions made several mentions to the operational model that put them in a far better position that clubs like Exclusive Resorts and Private Escapes, two established clubs in the sector who had both enjoyed a great deal of success.

  • "No Paradise Destination Club properties have a mortgage - zero debt properties."
  • "Paradise Destination Club has Zero Mortgage Payments."
  • "Paradise Destination Club homes are not leased."
  • "Paradise Destination Club has NO lease payments."
  • "Paradise Destination Club never allows rental in a Club Home."
  • "The only indebtedness the club has is the upkeep of the residences which is more than 100% covered by the annual dues."

Unfortunately, despite branding themselves as a destination club, Paradise far more closely resembled a home exchange program, where members traded weeks at their own vacation properties for access at other member's residences.

Paradise offered two membership options for $49,995 and $89,995, providing for 20 and 40 nights of annual travel benefits respectively. While not indicated by the club, these funds were likely planned to be used to purchase properties by the club in the long run.

As the club had virtually no overhead due to their structure, the 100% refundable membership deposit was a primary selling tool of Paradise Destination Club.

"During our Charter Drive, we are still offering a 100% return of the deposit at any time! (Normally it is 80% during the first 3 years) Our refund policy, unlike other clubs that have a 4 or 3 in one out policy and because of our Zero debt PDC guarantee, offers a 2 memberships in one refund out policy. Most important and generally unique to PDC is that our refund is secured by 100% equity (no mortgage) of the Club owned home."

While this type of structure can be a good fit for several luxury travelers, Paradise never engaged in any noticeable marketing efforts, released press articles, or updated their poorly designed website. Interest in the club never emerged and it appears that the club has ceased operations, likely with no members outside of those who may have contributed homes to the portfolio.
