Exclusive Resorts Releases Study Results

Exclusive Resorts has distributed a letter to members of their club, outlining statistics about usage of the club's properties and their future goals based on these metrics.

Exclusive Resorts is the world's largest destination club with over 2,500 members. Members pay a one-time, refundable membership fee and annual dues to access the club's amenities, similar to a country club. But rather than one centralized club house and golf course, Exclusive Resorts' members have access to hundreds of multi-million dollar luxury vacation homes around the world.

The club has studied their base of members and their usage habits to help better understand how the club should move forward with property acquisitions and if any changes should be made to the club's usage structure.

Exclusive Resorts reported the following:

  • Average member takes seven trips annually
  • Average member uses 80% of their available nights
  • Average advanced reservation is made just under seven months in advance
  • 50% of the club's bookings are advanced reservations, 50% space available
  • 70% of members traveled to beach or ski destinations in Q1 period in 2007
  • 75% of the club's total inventory of nights are available in 2008
  • Mountain properties are least used overall, but are 80% booked for the ski season of Q1 2008

Based on the study's results, the club has elected to make some changes to help ease the strain on availability and to further enhance the membership experience.

Wait List

Based on the idea that bringing on new members while the club's property portfolio is reserved adversely affects the total membership, Exclusive Resorts will institute a waiting list to join the club. As new properties are brought online, members on the waiting list will join the club and can begin traveling within the club.

Once In A Lifetime

While the club's properties provide the majority of the club's accommodations, Exclusive Resorts has looked outside their stable of properties to provide additional occupancy to members with the creation of their Once In A Lifetime program. These experience-based excursions are vacations outside of the Exclusive Resorts network and include cruises and other comparable vacation experiences.

Short Term Leases

Rather than making a year long lease at a ski destination to satisfy the strong Q1 demand, the club plans to enter into shorter term leases, exclusive to the peak demand periods. With the study of member's travel patterns showing that mountain properties are the least used, carrying additional mountain properties during the spring and summer months does little to occupancy.

It is always a positive trend to see club's evaluate their structure and find areas of improvement based on their members' needs. In addition, it can often help save the club money and provide for a greater membership experience.
